Change of income for mortgage qualification?

Wanting to change jobs but am trying to buy a house next year. A dream job I am looking at is in the same field but pays less. What will the lender think? How will this affect my mortgage? I do have a husband who will be on the loan as well, if this helps.Change of income for mortgage qualification?
If it is in the same field of work with no space in between and you have not already pre-qualified it should not be a problem. Just put hubby as borrower and you as co-borrower. Banks like to see a steady work history preferably in the same field. Just explain if they ask that this was the place you really wanted to be even though it pays less. Of course if it is a lot less, you may qualify for less of a mortgage too though. good luck!Change of income for mortgage qualification?
Most lenders look at work history. They do not like gaps of unemployment. If you are going from one job straight into another one, it should not be a problem. They also like the ';bottom dollar'; - as in, can you pay off the loan. The fact that you took another job at less pay should not factor in.
It might, especially if you are out of work for awhile. Most lenders now days have programs for everyone in every situation. I am self employed and had alot of work to do to get a mortgage but it was do-able and I didn't take any hit doing it. The mortgage companys really like to see 6 months of employment and its best if it is the same field that you have been working in. They don't usually consider it a change of employment if your feild of work stays the same even if you work for a different company. Also I work for a title and escrow company and I see ton's of people a day in all kinds of situations. (I think now days almost anyone can buy a house)
As long as you have at least two years in your field and no large gaps in employment, changing jobs will not affect your application at all. The lender will simply qualify you using the income that is current at the time of application. As long as your reduced income and your husband's income are enough to qualify for your dream house, go ahead and take your dream job.
Most of the time if it is the same field it will not count against you, but if you are changing fields 2 years.
